This right-hand mortise lockset from MAXTECH is built for commercial vestibule or storeroom doors that must stay locked from the outside at all times. The latch-only design omits a deadbolt and rocker, so entry is controlled solely by the exterior cylinder. It fits the same door preparation as the Marks New Yorker 7NY92DW and comes with a solid brass cylinder and two keys.

Installation notes and common issues

The 2-3/4" backset and 1-1/4" x 8" wide faceplate match standard commercial mortise pockets, and the thru-bolted screwless lever plates simplify mounting. Because the lock is handed, the installer must verify the door swing before cutting; a left-hand door will not accept this unit. The captivated spindles and lever support springs reduce alignment problems, but the cylinder-only exterior means there is no interior thumb turn for quick egress.

Practical limits of the latch-only function

Without a deadbolt the lock relies entirely on the scissor and anti-friction latch for security, which is suitable for interior vestibules or storerooms but not for perimeter doors that need a bolt. The right-hand configuration cannot be field-reversed, so the hardware is incompatible with left-hand or double-acting openings. The ADA-compliant lever meets accessibility requirements, yet the always-locked exterior cylinder prevents free entry from the outside under any circumstance.
